A real estate investment trust that owns and manages single-tenant, net-lease industrial manufacturing properties across the American "heartland," renting specialized factory facilities to businesses that make essential goods. It traces its roots to a 2012 crowdfunding startup called Rich Uncles, which let everyday investors buy into commercial real estate with small sums; after merging with its own affiliated REIT, it rebranded in 2021 as Modiv—a name coined to signal the monthly dividends it pays investors.
