A gaming-focused real estate investment trust that acts as the landlord for casino properties, owning interests in dozens of gaming facilities across many states and leasing them out under long-term triple-net arrangements where tenants cover maintenance, insurance, and taxes. Born in 2013 as a tax-free spinoff from casino operator Penn National Gaming (now PENN Entertainment), it became the first US publicly traded REIT built specifically around gaming properties.
